The luxury real estate process is not simply a larger version of a standard transaction. The stakes are higher, the timelines are longer, and the details legal, structural, and financial demand closer attention. Here's the framework I use with every buyer I represent above the $1 million mark in Calgary.

Step 1: Define What You're Actually Looking For

Before we look at a single property, we have a detailed conversation about what matters most not just bedrooms and bathrooms, but lifestyle requirements. Do you entertain frequently? Do you need a home office wing, a triple garage, or direct pathway access? Are you buying for the long term or as a stepping stone? Are school catchments a factor? This conversation shapes every decision that follows and eliminates properties that look right on paper but won't serve you in practice.

Step 2: Access Properties Before They Hit MLS?

Many of Calgary's finest properties never appear publicly on MLS?. Sellers at this tier particularly in Mount Royal, Elbow Park, and Britannia often prefer discretion. They don't want open houses, public price histories, or neighbours speculating about their finances. Through my network of fellow agents and relationships with estate attorneys and private sellers, I can surface properties that the general market never sees. In a low-inventory environment with just 2.5 months of supply for detached homes, this access is not a luxury it's a necessity.

Step 3: Due Diligence That Goes Deeper

  • Structural inspection with a specialist experienced in Calgary's older estate homes foundations, clay tile drainage, knob-and-tube wiring are all considerations in pre-1960 properties
  • Title review for easements, rights-of-way, encroachments, and historical covenants that affect what you can build or modify
  • Zoning and development research what's planned for adjacent parcels, whether rezoning applications are active nearby
  • Comparable market analysis calibrated specifically to the luxury tier, where MLS? averages are an unreliable benchmark

Step 4: Negotiation at the Luxury Level

Luxury sellers are sophisticated. They've often owned their property for a decade or more, have a strong emotional attachment to a price, and are not motivated by urgency. Effective negotiation at this level requires patience, precise market data, and the right professional tone. Aggressive tactics that might work in competitive mid-market conditions routinely backfire in luxury transactions, poisoning deals before they begin.

The best negotiation outcome is not the lowest price. It is the best overall package price, conditions, possession date, inclusions, and flexibility that serves your long-term interests.
