Is Renting Really Cheaper Than Buying in Calgary Right Now?

The rent-vs-buy debate in Calgary has been running for years, but 2026 is different. Mortgage rates have eased from their 2023 peaks yet home prices have barely moved. The result is an ownership cost that, in most Calgary neighbourhoods, significantly outpaces what you would pay to rent the same home.

I am not writing this to talk you out of buying. I am writing it because people deserve honest information before committing six figures of their savings to a down payment. So I pulled real data from REALTOR.ca and RentFaster.ca, ran the mortgage math, and added every carrying cost most agents leave out. Here is what I found.

How I Ran the Numbers

I compared the total monthly cost of owning versus renting a 3-bedroom home in four popular Calgary neighbourhoods. For buying: current median prices from REALTOR.ca, 20% down, 4.29% 5-year fixed rate, 25-year amortization, Calgary property tax (~0.65% of assessed value), $200/month home insurance, and 1% of home value annually for maintenance. Rents from active 3-bedroom listings on RentFaster.ca. All data pulled August 2026.

Mahogany

Median purchase price: $685,000. Monthly mortgage: $2,811. Add property tax ($372), insurance ($200), and maintenance ($570) and total monthly ownership cost reaches approximately $4,323. Average 3-bedroom rent in Mahogany: $3,530/month. Owning costs $793 more per month $9,516 extra per year.

Evanston

Median purchase price: $720,000. Total monthly ownership cost: approximately $4,494. Average 3-bedroom rent: $3,430/month. Owning costs $1,064 more per month $12,768 extra per year.

Cranston

Median purchase price: $847,000. Total monthly ownership cost: approximately $5,423. Average 3-bedroom rent: $3,120/month. Owning costs $2,303 more per month $27,636 extra per year.

Marda Loop

Median purchase price: $930,000. Total monthly ownership cost: approximately $5,912. Average 3-bedroom rent: $2,950/month. Owning costs $2,962 more per month $35,544 extra per year. A Marda Loop family that rents instead of buying could save enough for a down payment on a second property in as little as 3 to 4 years.

The Hidden Costs That Do Not Show Up in Your Mortgage Payment

  • Land title transfer fees: $500 to $1,500 paid upfront at closing.
  • Legal fees: $1,500 to $2,500 required on every purchase no exceptions.
  • Home inspection: $400 to $600, and you pay it whether you end up buying or not.
  • Major repairs: A new furnace runs $4,000 to $8,000. A roof replacement is $10,000 to $20,000. These are not optional expenses. Renters pay neither.

3 Cases Where Buying Still Wins

  • You are staying 7 or more years. The math shifts meaningfully with time. If you are planting permanent roots, the equity you build and the eventual mortgage payoff matter more than the monthly gap today.
  • You have 35 to 40 percent down. A larger down payment drops the monthly ownership cost sharply and narrows the gap with renting considerably.
  • You have specific non-financial reasons. A school district, a detached garage, pets, or simply wanting to customize your space these have real value that does not appear in a spreadsheet.

The Bottom Line

In Calgary right now, renting a 3-bedroom home costs $793 to $2,962 per month less than owning one across four of the city's most popular neighbourhoods. That gap is large enough to fund a serious investment portfolio, build a future down payment, or simply improve your monthly cash flow.

This does not mean renting is always better. It means the old "buying always wins" rule does not apply automatically in 2026. Run your numbers honestly and make sure you are counting every cost.
