The two fastest communities on this list Auburn Bay at 24 days and Tuscany at 28 are moving at roughly half the city average. In a 50-day market, that is a meaningful gap. Correctly priced homes in those areas are still getting action. Everything else requires patience and precision.
What This Market Looks Like for Sellers

The standout of this list. At 24 days on market and a median of $719K, Auburn Bay is moving at more than twice the speed of the city average. The lake access, established amenities, and SE location continue to attract buyers who were priced out of Mahogany. With only 25 active detached listings, the selection is thin. If Auburn Bay is your target community, do not treat this like a patient buyer's market it is not.
Tuscany
The NW equivalent of Auburn Bay's pace. 28 days and a $710K median make this the fastest-moving suburban community in NW Calgary right now. Tuscany's access to Stoney Trail, the ravine pathways, and established schools keep demand consistent. 27 active listings means some choice but not a lot of time.
Aspen Woods
The luxury market continues moving at 36 days, which looks impressive until you account for the outliers the $9.3M listing skews the averages and the median of $1,349,900 is the more useful benchmark. Aspen Woods buyers are deliberate and well-qualified. Sellers here need to price relative to recently sold comparables, not listing aspirations. The community has enough depth at 32 active listings that buyers are comparing carefully.
Cranston
42 days and a $799K median puts Cranston squarely in moderate territory. With 44 active listings, buyers have options and the SE lake community corridor (Mahogany, Auburn Bay, Cranston) allows buyers to comparison-shop across three different price points and two lake access situations. Cranston remains the value entry into that corridor at $799K median versus Auburn Bay at $719K and Mahogany at $829K.
Mahogany
Calgary's most popular lake community is sitting at 54 days above city average with 65 active detached listings. This is a meaningful shift from the peak market. Mahogany is still a premium location and still absorbing homes regularly, but buyers there now have real negotiating room. Sellers pricing above $900K need recent sold comps to support their number. The $829K median is where the market is, not where sellers hoped it would be heading into fall.
Evanston
55 days on a $774K median with only 20 active listings tells an interesting story: the listings that are active are sitting, but there are not many of them. This suggests pricing is the issue rather than demand buyers are looking at Evanston, they are just not convinced by what they see on the listing sheet. For buyers, this is an opportunity to negotiate on a community that typically holds value well. For sellers, the adjustment conversation needs to happen.
Renfrew
50 days and a $847K median, 12 active listings. Renfrew sits at the city average for pace and offers inner-city access at a lower entry than the Bridgeland premium. The community continues to attract buyers relocating from Ontario and BC who want inner-city walkability without the Bridgeland price point.
Bridgeland Riverside
92 days on market with a $1.04M median. This is the slowest community on this list and a signal that the inner-city premium has limits in the current market. With 10 active listings and three months of runway, buyers here have genuine leverage. Sellers need to decide whether to hold into 2027 or adjust now the fall window, which typically brings motivated sellers, starts closing in October.
